Karinya, Mia Mia, K'gari and Cooinda overlook Kin Kin Creek with farmland views. Each comfortably sleeps 2, can sleep 4.

Booking
- Minimum 2 night stay for Mayan Luxe Villas House.
- Villas 1 and 4 with spa — minimum 2 night stay.
- Villas 2 and 3 — minimum 1 night stay.
- 50% deposit required on booking.
- 50% payment deducted 10 days prior to arrival.
Check-in & check-out
Check-in strictly after 1.00pm.
Check-out strictly before 10.00am.
Cancellation
Cancellations with less than 30 days notice in writing will incur a 50% fee.
No-shows will incur a 100% fee.
Children
Children over 2 years old are counted as guests. We do not provide cots.
Not all villas are fenced, so adults must ensure the safety of children at all times — particularly around water.
Pets
Pets are allowed by prior arrangement only. An additional $40 per pet per stay covers extra cleaning (two very small pets = one pet).
No barking dogs, please. The occasional happy bark is fine — continual barking isn't. We like our neighbours and we'd like them to keep liking us.
No pets on furniture or beds. If your pet may struggle with that, bring a throw rug.
All dog messes must be collected and binned.
For the safety of your pet, our livestock and local wildlife, pets must be supervised at all times.
Please don't let your pet wander the paddocks — put your pooch on a lead for walks.
Mayan Luxe Villas House is not dog-fenced. Villas 1 (Karinya) and 4 (Cooinda) have a small outside fenced area for dogs.
Noise
Council regulations require no loud outside noise after 9.30pm.
If the level of noise outdoors after 9:30pm can't be managed, we'll send a text and possibly call. If we can't reach you, we'll come to the villa in person — which none of us wants.
Handy hint: if you're planning to enjoy the outdoor spaces, set an alarm for 9:30pm — especially for music.
Visitors
Please advise us prior to arrival of any proposed visitors to Mayan Luxe Villas during your stay.
Any friends or family visiting who are not paying guests must be flagged in advance.
If you'd like to increase your guest numbers, let us know immediately.
